A significant consequence of the real estate boom is the exponential growth in the number of financial intermediaries, and in particular Mortgage Brokers, in Ontario. While Owemanco's focus and mandate are governed by the needs of their investors, it recognizes that a good loan is one that benefits all parties; that is, providing interest income to the investors, while allowing borrowers to achieve their goals, whether it is an acquisition, expansion, development or as a solution for short term cash flow deficiencies.

While Owemanco will deal with Borrowers directly, its primary referral network is other licensed mortgage brokers as well as financial intermediaries including Chartered Accountants, Lawyers, and Real Estate Brokers, all of whom are permitted to receive compensation for arranging mortgages under the Mortgage Brokers Act. Owemanco perceives their referral sources as its sales force and treats all inquiries with deference and seriousness.

Apart from purchasers, credit seekers are not always able to articulate or express their needs clearly and Owemanco is there to help arrive at creative solutions to their financing requirements. Owemanco does not feel it is in the borrower's interest to "trade dollars" and to charge fees for such purposes. Quite often borrowers have other assets with equity and a second or subordinated mortgage will satisfy the needs of borrower, investor, and intermediary alike. In addition to its more conservative core business Owemanco also has sources of funds for more aggressive loans.

The principals of Owemanco, Graham Tobe and Stephen Lidsky, work together in an effort to achieve the goal shared by all interested parties: closing the deal. Owemanco uses a standardized, straightforward commitment, and is interested in lending money and closing deals, not engaging in protracted negotiations and semantic dances. Our Advantage

Most Owemanco loans are syndicated involving multiple investors. The main advantage of syndication to investors is that the risk of default can be spread among several loans that comprise a portfolio. Another benefit of syndication is that it allows investors with limited capital and with varying cash flow requirements to be accommodated. Our mortgages and related security documents are registered in the name Owemanco in Trust for the investors, with a Trust and Management Agreement providing associated peace of mind for investors.
