Owemanco Mortgage Trust

In 2010 we introduced Owemanco Mortgage Trust, a closed-end mutual fund trust that will become the new vehicle for all existing and new investors. We are currently in the process of completing an exchange offering whereby our existing syndicated mortgages are being rolled into a pool in which investors will subscribe for units.
Although the features of the underlying mortgages will remain the same, the new format will introduce efficiencies into our administration and thereby allow us to concentrate our efforts on sourcing and underwriting mortgage investments. As we grow our book of business we will be able to offer enhanced yields to the investors because increased scale will diminish each unitholder’s share of the fixed costs of the Trust. Furthermore, we believe that this mortgage fund will offer the following advantages:
- Diversification of risk. The risk of default is spread over all of the loans in the fund. Unlike the syndicated environment, investors will not be directly subjected to default of any one mortgage.
- Consistent returns. Unitholders will experience a more consistent stream of interest income. Unlike the syndicated environment, a default or payout by a borrower will not have an exaggerated impact on your portfolio.
- Redemption provision. Unitholders will have the right to redeem their investment without penalty after 1 year.
